A proposed residential building for Toronto’s Davisville neighbourhood is designed to appeal to remote workers by incorporating a number of live/work units within its mix. Last month, Plaza Partners and Dream Unlimited submitted a Zoning By-law Amendment application seeking to build a 14-storey residential building with amenities and ancillary spaces catering to those who work from home.

The site is located on the south side of Imperial Street, 100 metres north of the intersection of Yonge Street and Davisville Avenue. The 25 Imperial property is flanked by two small two-storey single detached dwellings (21 & 31 Imperial) and to the west, the open-cut TTC train tracks which run parallel to Yonge Street. A four-storey commercial office building with rear surface parking which occupies half of the site would be demolished to make way for the new development.

Designed by BDP Quadrangle, the proposed residential building yields a total 10,516 m² of gross floor area, amounting to an overall density of 9.48. It would house 144 residential units, comprised of the following mix: 14 live-work suites (10%), 93 one- or one-bedroom-plus-den (65%), 22 two-bedroom (15%), and 15 three-bedroom (10%).

The live-work units are located on the second and third floors, ranging in sizes between 57 m² (608 ft²) and 84 m² (908 ft²). Also situated on the second-floor are amenities that cater to those who work from home, including a 157 m² business centre and a 49 m² meeting room. An additional meeting room is located on the 3rd level. According to the development’s Planning Rationale, “working from home is expected to be a lasting legacy of COVID 19 and this unit and space composition is forward thinking in its accommodation of these elements.”
The second floor of the building also contains a 233 m² indoor recreational amenity (of flexible event space) and a 110 m² outdoor amenity area, adjacent to the business centre.

The building entrance and lobby, illustrated below, fronts onto Imperial Street. There would be 18 stacked parking spaces located at the rear of the ground level, also accessible from Imperial Street. The basement level accommodates 130 bicycle parking spaces and lockers for the dwelling units.
